Cost to Build a House in NZ
What a new home really costs in the Waikato — and what drives the number.

It's the first question almost everyone asks: how much does it cost to build a house in New Zealand? The honest answer is "it depends" — but that's not very helpful, so here's a plain-English guide to the ranges, what moves them, and how we quote at RB Thomas.
Every figure below is a broad, indicative guide for the Waikato in 2026. Your actual cost depends on your site, your plans and your finishes — the only way to know your number is a proper quote.
Typical new-build cost ranges
As a rough guide, new homes in New Zealand are commonly built in the region of $3,000 to $4,500 per square metre, depending on specification. A simple, well-planned home sits at the lower end; a high-spec custom build with premium finishes, complex roof lines and a tricky site pushes toward the top (and beyond).
For a typical family home that puts most new builds somewhere from the mid-$400,000s into the $800,000s and up — before land, and before site works on a difficult section.
What drives the cost up or down
- Size and shape — a simple rectangular footprint is far cheaper per m² than lots of corners, angles and rooflines
- Your site — a flat, accessible section is cheap to build on; steep, soft or remote sites add foundations, retaining and access costs
- Spec and finishes — kitchens, bathrooms, joinery, flooring and fittings are where budgets swing the most
- Single vs double storey, and the complexity of the roof
- Services and connections — power, water, wastewater and stormwater, especially on rural or new sections
- Council fees, consent and development contributions
Standard, custom or barn-style?
A plan-based home (like one of our barn-style designs) is the most cost-certain route — the design is done and proven, so there are fewer unknowns. A fully custom build gives you exactly what you want but costs more to design and price. We build both, and we'll tell you honestly which suits your budget.
