Every quote comes with the full list, line by line
When we quote your project we hand you a detailed schedule of inclusions and exclusions specific to your build. That document spells out every line item so there are no surprises down the track — it’s how we make sure you know exactly what you’re paying for.
The summary below covers the items we typically include and exclude across renovations, restorations, recladding and new home builds. Your project-specific quote will detail everything in full.
Standard inclusions
What’s typically included in every RB Thomas quote.
- Building consent application and council fees coordination
- All required council inspections during the build
- Site setup, safety, and waste management
- Foundations, framing, roof structure and cladding to plan
- Insulation, wall lining, stopping and interior painting
- Joinery — windows, exterior and interior doors as per spec
- Plumbing, drainage and electrical to current code
- Kitchen and bathroom fitouts to the agreed schedule
- Floor coverings, fixtures and fittings as per spec
- Producer Statements (PS3/PS4) and Code Compliance Certificate
- Site cleanup and handover
- Halo 10-Year Residential Guarantee (where eligible)
Standard exclusions
Items not normally covered — usually quoted separately if you want them.
- Land purchase, titling, and resource consent fees
- Geotechnical reports, surveys and engineering outside scope
- Connection fees for power, water, gas, fibre and wastewater
- Landscaping, planting, fencing and retaining (unless specified)
- Outbuildings — sheds, sleepouts, garages (unless specified)
- Driveways and footpaths (unless specified)
- Appliances — fridge, washer, dryer, dishwasher (unless specified)
- Curtains, blinds, soft furnishings and decor
- Solar power, batteries and EV charging (unless specified)
- Swimming pools, spas and water features
- Specialty rooms (wine cellars, home theatres, gyms)
- GST exclusive unless explicitly stated in the quote
